I believe it is unfair for landlords to be penalised, particularly for higher yielding properties, by paying a percentage of their rental income for property management. After all the service is the same as any other property. Hence Asset Property Management works on a fixed fee basis of either $125 or $135 per month.

             TENANTS

 

 

In order to be successful in gaining a property, quality tenants must meet high standards. A minimum of two verifiable references will be required along with a credit check. For further information see below.

Why are prices so reasonable?


I am able to keep my prices at these low rates simply because I work from my home office, therefore, having fewer overheads. You the landlord are not paying for flashy vehicles covered in sign writing, leasing of office space, a receptionist, cleaner etc.


Advertising


Advertising of your property is on Facebook (free) and/or Trade Me for just $119.00 + GST. I have found Facebook to be very fruitful of late.  Advertising avenues will be discussed.


Contract


The minimum contract period is 6 months. If, at that time (or at any time in the future) you feel you wish to move on for any reason you are not held to anything. All that is required is 30 days’ written notice.


Rent Payments


In order to reduce your monthly outgoings, you have the option of checking the rent yourself as tenants pay directly into your account. Should you wish your rent to be checked by Asset Property Management this can be done by having your rent paid into Asset Property Management's account and paid to you upon clearance. There is a small charge for this (please see pricing). Rent payments are checked daily and paid out usually the same day, or by arrangement for multi properties. They do not sit in Asset Property Management’s account accruing interest which is rightfully yours.


Maintenance


There are no charges for arranging of maintenance or any repairs. If you prefer to carry these out yourself, you will be advised of the issue and I will arrange a mutually suitable time for the matter(s) to be attended to. Alternatively, I am able to arrange for repairs/maintenance issues to be attended to on your behalf. Part of the Property Management Agreement refers to a value not to be exceeded for any repairs without prior written consent of the landlord. This value is solely determined by you. I generally use my own contacts/tradespeople however if you have a preferred trades person I am more than happy to have them sort the issue for you.


Inspections


Four inspections per 12 months are conducted. An email will be sent to you advising of the findings of the inspections. It may be that your insurer requires more specific information. It is, therefore, suggested you check with your insurance company their requirements to ensure these are met.

Tenant Finding Fee

There is a one off charge for landlords of $500.00 per new tenancy.  This does not apply to renewed contracts.

TENANT INFORMATION


Tenancy Requirements
 

You will be required to complete a Pre-Tenancy Application Form*. This will include providing photo ID and two references. The application form includes authority for a credit check & Police check to be run if deemed necessary.  If successful, a signed tenancy agreement will be entered into. You will receive a copy via email for your records.


Prior to the commencement of the tenancy, you will be required to pay the following:


Four weeks’ bond
First weeks rent


The day the tenancy commences you will be met at the property at which time an in-going Property Inspection Report will be completed and signed by all parties. You will receive a copy of this via email for your records.
 

References
 

Two written references will be required. At least one must be from your current landlord – two landlords preferably. If you do not have a second landlord letter you are required to provide a written reference from your employer. If you do not have any written references, please do not apply for a property.


Rent
 

Part of the tenancy agreement states you will set up an automatic payment for your rent to be paid on or before the due date. I have zero tolerance for missed rent and you will be followed up on this immediately and the matter can be sent to the Tenancy Tribunal which will incur further charges to you if the application is successful.
 

Inspections
 

There will be 4 inspections per year.  You will be emailed a letter advising you of the date of the coming inspection. You are welcome to be present if you wish however you do not have to be.
